Qualifications Summary: Experienced, degreed manager with diverse background acquired within the Retail and Manufacturing Business sectors in Operations and Human Resources. 11/05/2007 - Present Operations Director Blaine, MN Northtown Mall A Glimcher Realty Trust Property Responsible for Construction/Maintenance, Security and Housekeeping staffs of non-union team members. Department employment totals 32-38 depending on the season. Supervise a Security Manager and 3 department team leaders at this 800,000 GLA enclosed regional mall situated on 60 acres, built in 1971/72. Responsible also for outparcel buildings housing national tenant restaurants: Chipotle, Pot Belly's, Applebee's, Old Chicago and Buffalo Wild Wings. Reduced payroll costs by eliminating the Mall Services Manager position and took on additional direct reports. Maintained CAM budget within corporate guidelines every year to date with strong fiscal control. Improved NOI from bottom third ranking in previous years to top 1 or 2 spot in past two years. Oversaw purchase and start - up of individual kWh metering system. This project resulted in recovering lost income due to inaccurate amp probe data recording methodology. We were also able to recoup the cost of an outside consultant which was needed to breakdown, interpret data and bill our tenants. Project Leader for the building of a 42,000 sq. ft. LA Fitness facility attached to the west end of the mall. The demo of 13 tenant spaces was accomplished prior to my arrival at the property. Met with LA Fitness Corporate Project Director and the on-site construction crew at least weekly. Work closely with our HVAC contractor and their energy management team. Formerly Johnson Controls, Inc. handled our HVAC systems while utilizing their MetaSys Energy Management System. The new contractor selected is a full service house dealing with HVAC, electrical, low voltage and plumbing projects. Have established a solid working relationship with local police and fire authorities to help maintain and oversee the property. The Security Manager has been a key in maintaining open two-way communication between the 4 cities surrounding the mall. Interact daily with all teams and especially the housekeeping staff due to this 40 year old mall in constant change and re-development. The original terrazzo floor is maintained in excellent condition. Interact with Corporate Leasing and Construction Departments utilizing LCRM computer software and handle all local projects and communications on small and large projects.
