Management Position Experience: Vice President Real Estate and Facilities Management- Pearson (Global Education Co), Iowa City, IA office. Corporate headquarters in London, UK. September 1996 to May 2015. - Managed Pearson Corporate Properties for Canada and two-thirds of USA. Included offices, production facilities, warehouses, data centers both leased and owned. Responsible for all real estate and facilities management services including leasing, acquisition, disposal, security services, facilities maintenance, custodial and associated services. Led merger and acquisition due diligence, integration and transformation for real estate services. Selected and coordinated with brokerage partners, architects, engineers and special systems consultants. Manager of Construction and Leased Properties- Mercy Hospital, Iowa City, IA June 1991 to August 1996. - Managed all construction within the Hospital complex from hospital expansions to renovations of mechanical services plant. Managed all leased clinics, office buildings and residential properties owned by Mercy Hospital. Project Manager- McComas-Lacina Construction, Iowa City, IA. March 1984 to June 1991. - Managed construction project from initial customer contact through design phases, architect and engineer selection and coordination, pre-construction, construction, post-construction and punch list. Industrial, commercial, institutional, retail and public works projects ranging up to $5,000,000 projects for this General Contracting firm. Functional Experience: Construction Project Manager - Managed all aspects of construction project management for general contractor for industrial, institutional, retail, commercial and government agency customers. I reported directly to the Global Head of Real Estate for Pearson. Managed leases from residential units in houses to commercial leases for 500,000 SF + properties. Acted as owner's representative (served as Landlord) while at Mercy Hospital in IC- residential units, commercial office spaces, subleasing of $1,000,000+/year in revenues and currently manage a portfolio of more than (100) buildings/leases. Coordinated and led lease negotiations, legal review and resources, environmental survey, brokers and fees and for new leases, subleases and terminations. Capital Projects as Owner's Representative - Oversight and management of more than 100+ capital projects up to $50,000,000 for a single project. Typical annual budget for capital is around $15-30M/year. Projects ranged from store fronts in suburban malls to hospital surgery suite construction to design build for sites up to 250,000SF for advanced manufacturing, production facilities, data centers to office campuses. Facilities Operations and Maintenance - either directly (1980s/90s) or as upper manager (1996 to today) oversaw on-going maintenance, preventative maintenance and replacement of building systems including all M/E/P systems, elevators, special systems such as medical laboratories, roof systems, parking structures and paving, wall systems, security systems and BAS and computer-aided-facilities-management (CAFM_ systems. Budgets/Forecasts/Financials- Most recently managed operating costs of more than $125M per year in RE & F spending and up to $30M per year in capital project costs.
