*Created tiered, interactive budget spreadsheets to calculate costs under various operating & expense scenarios, streamlining the ability to accurately evaluate the cost impact on alternative scenarios of management strategies.
*Created a Best-in-Class service provider list of vendors in the Northeast region that streamlined vendor selection process and added value through reduced bid cycle time and provided assurance of higher quality services. The list resulted from my rigorous survey of highly-regarded service providers.
*Set up and coordinated maintenance and security programs and emergency preparedness policies and procedures. The programs emphasized redundancies in post positions, cross-training programs for all union and non-union staff, integrating procedures into a master personnel plan, which created a team effort to service the buildings maintenance needs and, in the event of an emergency, ensured business continuity.
*Conceived and implemented a recycling program for CBD high-rise office buildings, including developing protocols for energy efficiency and water conservation that yielded energy and cost savings.
*Improved environmental compliance in multi-tenanted and owner-occupied office buildings by implementing recycling programs and purchase of "green" products, resulting in being awarded the 2005 BOMA TOBY for environmental initiatives: The Earth Award.
