Edward R. Schauble Vice President of Real Estate Waste Management, Inc. Houston, TX 77002  Ed Schauble joined Waste Management, Inc. in July of 1996. He is responsible for the management of the corporation’s $8.5 billion multi-national real estate portfolio comprised of over 4,200 owned and leased property locations throughout the United States and Canada. During the merger of Waste Management and USA Waste Services, Ed was identified as a Key Employee and he was commissioned with the responsibility of combining and re-structuring both companies real estate portfolios and creating a cohesive corporate real estate program. At Waste Management, Ed is responsible for establishing the Corporate Real Estate Department as a resource to all field operations. Corporate Real Estate develops real estate strategies for all Waste Management Market Areas, negotiates the acquisition, disposition and leasing of property, performs market and financial analysis to determine the most profitable development of real estate holdings, administers the design and construction of capital projects, performs real estate tax and operating cost control and manages a network of national and international vendor relationships. The Real Estate Department also developed and administers programs for Energy and Utility Management, Lease Audit and Occupancy Cost Control. These programs plan, review and control such expenditures for all operating locations. Ed has developed a network of brokers, attorneys and architectural relationships to support the corporate real estate function. Ed has 30 years of real estate, finance and development experience including various corporate real estate functions with First Chicago/JP Morgan Chase Bank, Continental Illinois/Bank of America and the Northern Trust Company. His experience includes owned and leased property management, acquisitions, broker management, strategic space planning, capital project implementation, office services and outsourced vendor management. While at First Chicago/JPMorgan Chase Bank, Ed was the Vice President responsible for facility development projects including facility design, construction, and occupancy cost management. At First Chicago, Ed was a member of the Corporate Merger Team during the merger with NBD Bank. While employed at Northern Trust Bank, Ed was responsible for developing an extensive national network of trust and commercial banking offices throughout major metropolitan areas of the country. Ed received a Bachelor of Arts Degree in Design from the University of Illinois School of Architecture and graduated in with Honors and Departmental Distinction. He has also studied architecture and strategic planning at the Massachusetts Institute of Technology; building design to conserve energy and support human performance at the University of Wisconsin graduate school; and financial analysis for commercial real estate at the Commercial Investment Real Estate Institute. Ed currently holds a Masters of Corporate Real Estate designation from the Institute of Corporate Real Estate. Ed is a member of Lambda Alpha International, CoreNet Global, the Chicago Development Council, National Association of Corporate Real Estate Executives and Associated General Contractors of America.
