Managed a $7.5-million annual budget (property operations) and a five-year capital investment of $27.6 million for a special assessment, multi-project infrastructure rehabilitation. Directed a 40+-member union staff that performed building/unit maintenance and repairs, parking garage duties, loading dock activities, janitorial work, and housekeeping; supervised a 5-member office staff. Performed hiring, employee evaluations (performance reviews), and disciplinary activities (including terminations). Provided oversight and support to association management, related collections, owner/tenant customer service, administrative work, business development, regulatory compliance, union relations, city and state inspections, and project integrations. Identified and contracted multiple vendors for materials and services; established projects, timelines, and budgets.
