Project Coordinator
• Implements new procedures to assist in the detail-focused process of the sale and development of new residential construction projects under intense time constraints.
• Comprehensive involvement with all aspects of cash flow in the residential real estate building and sales process including: price negotiation, contract management, escrow account management, profitability analysis, monthly cash flow reports and preparation of monthly operating budgets for the sales and closing department.
• Handle Specific Account Payables, coding and invoice processing.
• Resolution of vendor and client disputes.
• Creates, updates, and tracks spreadsheets associated with cash flow and all other procedures involved in the new home building and buying process.
• Plays an integral role in being the liaison between the buyers, sales department, construction department, lender, Title Company and real estate agent if applicable.
• Creates meeting agendas, holds and organizes executive meetings.
Contracts Management
• Prepare sales contracts and necessary addendums.
• Reviews and approves all contractual documents for protection of company's contractual posture, satisfaction of Real Estate law specifications and requirements, and adherence to company policy.
• Advises management of contractual rights and obligations and provides interpretation of terms and conditions.
• Supervise vendor contracts and performance.
• Manage the purchase and sales contracts from the inception to the completion of the contract.
• Responsible for enforcing contract stipulations in a timely manner and follow due process.
• Implement new procedures to assist in minimizing delays that may negatively impact the cash flow and profitability of each home.
• Track liens and NOC, ensure that all releases or liens and TNOC hare in order prior to closing
Marketing and Sales
• Make sales presentations to prospects and Real Estate Companies.
• Lead distribution, and responsible for reviewing sales traffic reports.
• Meet with clients and potential clients and needed.
• Trains sales staff in contract language and procedures.
• Assists in the organization and set up of the on-site sales office.
• Utilized fine arts background to create all marketing material for Villa Sorrento, including trade show posters, Sales office displays and booth set-ups.
• Created and implemented an extensive marketing plan under a very limited budget.
• Coordinator for all marketing materials to be used in present and upcoming developments.
• Created website design, responsible for updating and maintaining accurate material.
