Coordinate property inspections required by the HOA to meet legal requirements for multi-family communities. Collect rent, deposits, and all past due fees from tenants. Process all leasing agreements, move-ins, move-outs, and renewals. Ensure that A/P invoices are audited and submitted to the corporate office for payment in a timely manner. Handle petty cash and security account. Generate necessary legal action, prepare documentation and process in accordance with the State and GAA guidelines. File evictions and collections. Represent the company interests in court. and at all closings. Confirm that all leases, conversions, and corresponding paperwork are completed and accurately input to Onesite software system. On call 24/7 to insure timely response and handling for community emergencies (e.g. floods, freezes, pests control, injuries, gate control, criminal activity, fires) Ensure resident satisfaction to retain long-term tenants. Consistently implement policies of the community. Assure quality of units for rent and those for sale, assuring all service related needs are met. Maintain community residential contact database. Coordinate with listing Broker on progress of remodel of units for sale and review all marketing materials. Converted Rentroll DOS system for 10 years of records to Onesite online system.
