Detail oriented and efficient with strong analytical ability * 4 Years of Public Accounting Experience & 7 Years of Internal Audit Experience * Strong accounting knowledge and background with Entrepreneurial Spirit * Proficient in Microsoft Word, Excel, Microsoft Office, QuickBooks, JD Edward (AS 400), Yardi, Nexus, MRI, BNA and Integrated Tax Software, General Ledger, and Sun Systems among others Consulting & Direct Hire Experience Portfolio Accountant May 2015 - June 2017 Madison Marquette Real Estate Services (Hire Strategy Placement & Direct Hire) * Ensure timely, complete, and accurate monthly financial reports including calculation and posting of associated accruals, interest amortization, prepaid expenses, bank and other reconciliations, Property budget variance analysis, and Ad hoc reporting for Owners * Responsible for cash management including monthly cash flow forecast and weekly check run process (including development related Items) ensuring proper invoice coding * Review application of cash receipts to charges and calculated monthly management fee * Prepare capital call, cash requests (even for development related items) and Owner Distribution as needed and compliance with Owners' policies and procedures for assigned portfolio * Prepare required loan and escrow draw down requests as needed for assigned portfolio * Ensure proper billing and monthly rent up calculations and other non-revenue charges review * Review new leases and lease abstracts for financial statement affect (TA, LC, TI, etc.) and ensure financial terms of tenant leases (base rent, percentage rent, recoveries, etc.) are billed correctly * Analyze AR and work with property management team members to ensure proper reserves * Ensure preparation of year-end budgets and monthly and quarterly reforecasts for assigned Portfolio and assist Property Management teams with tenant account reconciliations * Review all new and existing debt agreements and compute Debt Service Coverage ratio to ensure Debt Covenant requirement testing and Coordinate with Treasurer to set up new bank accounts * Prepare CAM/INS/RET recovery models for review by Portfolio Accounting Manager, Property Manager, and Asset Management, creation of percentage rent calculation spreadsheets * Ensure Assets Placed in Service and Calculate Tax and GAAP depreciation using BNA system * Prepare property financial statements, compiling interim and year-end audit and tax work papers * Assist with property acquisitions and dispositions and associated proration calculations * Ensure accurate completion of annual income and expense forms for real estate tax jurisdictions and file personal property tax returns where applicable * Ensure accurate Revenue, Expense, Assets and Liabilities accounting for assigned properties. * Submit Property Monthly Operations and Month-End Reports not limited to Bank reconciliation, accounts payable, Rent-Roll, Balance sheet, Income statement, cash flow statement, Leasing summary, construction report aging schedule, sales tax, management fees and accruals computation.
