CAREER HIGHLIGHTS * Responsible for requesting quotes and making recommendations to the Director and Library Board for services and maintenance contracts including, but not limited to: landscaping, HVAC and boilers, elevator, janitorial, carpet and furniture cleaning, parking lot maintenance, fire alarm testing, security system testing and monitoring, security cameras, snow removal, trash removal, fire extinguishers training and inspection, backflow testing and irrigation systems. * Responsible for the maintenance of a safe workplace, including the implementation of all Occupational Safety and Health Administration (OSHA) and Indiana Occupational Safety and Health Administration (IOSHA) standards. * Prepares annual budget estimates for maintenance for the buildings, utilities, repairs, etc. * Assists in developing long range plans, and capital outlay requirements and documentation for facilities. * Provides feedback on performance, attendance and conduct concerns, and administers performance discussions as needed. * Manage Design Remodels and Special Projects for major client to include but not limited to Walmart Inc. and SAM's Clubs. * Performed all management and supervisory related duties for multiple construction sites to include but not limited to weekly quality assurance evaluations, Review Request for Information (RFI's), Pay Applications, Direct Bill Invoices, and review all Submittals. * Managed Design changes from both Civil and Architectural Consultants. Reviewed and interpreted construction drawing and specifications, evaluating changes in the scope including but not limited to identification of impacts, estimation of related costs, and evaluation of effects on schedule, quality and budget. * Ensured compliance with local city and state EPA permits, building codes and with Storm Water Prevention Plans as required by the Federal EPA.
