SUMMARY I have had the opportunity to learn from the strengths of each employer. These would include golf course design, hillside grading, community visioning and planning, resort and hotel planning, landscape architecture, theme park & water feature design, construction administration and podium design. Also, I have been personally involved in community meetings with the residents and stakeholders as well as government agencies in order to help understand and improve the communities and help in the entitlement. RESPONSIBILITIES * Site Planning and Master Planning incl. site conceptual grading- 3 acres to + 8000 acres * All aspects of Urban Planning and Landscape Architecture including Visioning * Attend project meetings with clients and government agencies * Project Administration & project schedules, CPM/flow charts * Review designs and concepts * Construction Documents, in Architecture and Landscape Architecture * Prepare due diligence studies and assessment for feasibility, budget and land acquisition * Prepare all the Plan Submittal applications for entitlement requirements such as Environmental Assessment, Conditional Use permit, Subdivision Map, Tentative Tract Map, Tentative Parcel Map, SWPPP or WQMP or Specific Plan * Review all plans and necessary exhibits from all Design Professionals in preparation for submittal And presentation to the Planning Commission and/ or City Council for approval * Review all Design consultants' proposals, negotiate and enter into contract * Prepare Site and Building budgets based on the companies' historical construction cost * Attend project meetings with Design Professionals, government agencies, utility companies * Supervise and coordinate with all Design Professionals to advance the companies' home types from density studies, conceptual designs, PGP, FMP, and Building plan check and permit process * Project Administration including but not limited to coordination/ scheduling with the Dry and Wet Utility companies, Fire Sprinkler consultants, Traffic Control consultants, Truss manufacturers and Construction site superintendents, Green/ Trash compliance * Coordinate and monitor progress all aspects of construction with Site Superintendent * Coordinate with Surety Company for Bond requirements * Coordinate with legal department regarding all approved plans for the purpose of CC&R preparation, Escrow and home warranty * Prepare financial budgets and cost surmise of construction * Review concepts and designs in most disciplines such as Architecture, Landscape Architecture, Civil Engineering
