Summary: Review files for conventional loans ensuring compliance with all real estate regulations. Examines loan documentation for accuracy and completeness. Communicates with account executives and production staff to secure all required information and documents including note, mortgage, settlement statements, income documents, appraisals, etc. Works with Credit Administrator on loan issues. Has authority to withdraw and decline loans. Effectively supports team lead in the following manner: by assisting team members by attending daily management meeting by distributing work by handling escalations, researching issues, and solving problems by completing pre-closing audits by pulling funding reports by assisting with daily team huddle and by completing other duties and projects as assigned. Receiving and returning multiple calls and emails. While keeping up with RESPA Law changes and Investor guideline updates. Serving as a liaison for HAMP, MHA Modifications, Short Sells and Deed in Leu. HSS and HSS II (Home Service Specialist, Mortgage Loan Processor with credit decision) Detailed knowledge of Loan Processing with credit approval authority. Credit signing authority within loan amount limits and property type and appraisal type limits. Responsible for clearing conditions and issuing changes to the terms on previously approved loans responsible for but not limited to verifying conditions of approval which may include, customer income/assets documentation, resolves routine title issues including, but not limited to the following: vesting issues, child support liens, judgment liens, mechanic liens and undisclosed liens conveyances may processes subordinations resolves appraisal disputes depending on channel, may coordinate closing activities.
