Project Management, Design & Construction: Actively manages multiple projects; prepares and presents technical and educational documentation and presentations related to projects to enhance the knowledge of clients, owners, architects, engineers, contractors, subcontractors and team members. Pre-construction understanding of operational and building code considerations; provide assessment and solutions to the impact of complex construction issues to community and environment; continual assessment of project risks and proactive project planning, formulate mitigation plans to minimize or eliminate negative impact on projects; schedules and monitors utility interruptions, traffic flow changes, and safety; develop, update and continually review project budgets and cost management to deliver project in a timely cost-efficient manner in accordance with the approved project scope; provide leadership; schedule meetings and works closely with Owner, Architect, and Contractor (OAC) to provide sufficient information flow between OAC and Operations staff; manage, negotiate, and bid projects; develop contracts and project change control process orders to ensure the team operates within the scope of the change approval process; manage and work closely with contract employees (contractors, project managers, subcontractors), consultants, other professionals, vendors, and staff to coordinate pre-construction and construction meetings, activities and schedules from conception to completion; visit project site frequently throughout the project life cycle to ensure appropriate progression, maintains accurate project files to sustain internal and external compliance (local, state, governmental); budgets, orders, inventories all materials for projects; maintain accurate records of material orders and inventory for internal and external auditing; monitor and work closely with contractors and subcontractors to guarantee for regulatory and state licensure, insurance and OSHA compliance; read and interpret architectural and engineering drawings and specifications; maintain compliance with project budget, engineering and architectural specifications; coordinate and provide the transmittal of documentation and retention of plans, contracts, construction change directives, and other related communications with owners, architects, engineers, contractors and others; manage the close out and commissioning of the project and compliance with all contractual requirements of contractors and architects.
