Summary EXPERIENCE * Construction project manager with 28 years of experience with a strong record of success overseeing all phases of a multimillion - dollar construction business for a high volume garage building company and overseeing the construction of over 1200 custom built garages per year with a variety of other construction projects as well. Summary * Over the years, I have been involved with all phases of garage construction for residential and commercial projects for 1 and 2 story garages ranging from 280 Square Feet up to 3600 Square Feet. I actually poured the concrete for hundreds of garages back in the 1980's (have been employed by the same company multiple times). * In the 1990's it was my job to oversee the customer service department with a heavy mix of collections involved. It was my job to problem solve, finding solutions for customers to make them happy and collect the final balances due for their projects. I was very successful in having no outstanding collections and having our company not carrying unnecessary financial burdens. I also worked hand in hand with the Construction Project Manager to oversee the operations of and be a liaison for 24 independent contractor crews in the process of the construction of 24 various projects going on at any one given time. In the 1990's we would build on average between 2400-2800 garages a year in the Chicagoland Metropolitan Area ranging from Southern Wisconsin to Northern Indiana. * In 2004, I was given the responsibility of building Danley's insurance and remodeling/repair division. I was working as an appraiser/estimator and customer advocate to bring win - win solutions between State Farm's Premier Service Program customers, State Farm and Danley's Garage World. I built it up to a multi-million dollar division for our company within 5 years.. * In early 2009 I was given the job of Danley's custom garage division Project Manager. About a year later the other Construction Project Manager was released and I was given the responsibility of overseeing the building of all of the garages. * Over the past six years it has been my responsibility to work with the salesmen and customers to assimilate the details of the sale in order to bring the customers dreams and expectations into reality. I estimated the costs of these various projects as well to make sure that they were financially feasible for Danley's behalf. I have been responsible for the ordering of all of the proper materials needed to build each particular garage with all of the variables and nuances involved and for building to over 200 different building department's codes as well. I have been responsible for scheduling the jobs with various crews according to their capabilities and geographic locations and making sure that they are accomplished as close as possible to the customers' expectations. I have always had to have close communications between the salesmen, their customers, our suppliers, and to convey this to our carpenters in order to make all of these details and projects come together. * Between being an independent contractor and an employee of Danley's, I have 28 years of experience in all phases of construction, building garages and have had my hand involved personally in over 40,000 projects. * In the 1990's I was the leading IT person in bringing Danley's into the computer age and have developed most all of my own software and spreadsheets.
