COVER LETTER: Dear Hiring Director: Management marks my background and I welcome the opportunity to introduce my qualifications. I work effectively with Board of Directors and Senior Executives to accomplish set goals and meeting or exceeding expectations. My strong managerial and team building skills allows me to efficiently and effectively accomplishing projects and maintain a stable business plan. You will observe in my work history that I have worked my way up from resident manager to senior property manager along the years and maintained different positions within the companies I was employed by. On a few occasions, I was presented with interesting opportunities that have allowed me to expand my knowledge. The combination of enthusiasm, energy, diplomacy, honesty and professionalism has always marked my approach. In my twenty plus years of experience I have managed budgets exceeding $5,000.000.00 annually and have been able to work diligently in maintaining expenses within budget while making improvements and efficiently and effectively accomplishing set goals and projects. I am very detail oriented and work with staff and vendors to assure that the property standards are met and or exceed the expected level. A well guided and oriented staff can produce higher and plausible results. I seek a long term professional relationship with a firm or Association that values a professional based on their performance and accomplishments. In the many years I have managed properties, I've learned that no property is alike and that a manager must adapt and learn the dynamics of an Association while still learning the efficiency of the staff and functionality of the buildings systems, before he/she may recommend changes and or produce positive results. The "learning curve" is the most important time for a manager to acquire knowledge and sense the dynamics of a property. Only then will a good manager know if the outcome will be successful. Sincerely, Carlos A. Kopecny
