Rss Maintenance Supervisor, Milwaukee" Property Management Multi-family, Commerical, Facility"- 20+ years

Oversee planning, development, coordination, implementation and management of maintenance, repair, and renovation and remodel activities of sites including capital and insurance related projects. Supervision of departmental personnel, which includes work allocation, training, and problem resolution, evaluates performance and makes recommendations for personnel actions, motivates employees to achieve peak productivity and performance. Communication point for the Maintenance personal, and establish an open line communication program with-in the department. Work with the managers to help them increase their understanding of the physical aspects of their assets and assist with operating budgets. Negotiate national purchase programs and vendor list ensuring cost effectiveness and repair products and supplies are affordable and available to sites. Negotiate and administer national and regional purchase agreements and contracts which are cost effective and advantageous to company. Develop, deploy and administer effective safety program, to ensure employee safety and reduction of work related injuries. Develop and administer an effective preventive maintenance program, energy reduction program and 10-year facilities plans. Set up site-specific central system preventative programs and train the on-site staff accordingly to insure proper maintenance procedures are being followed. Evaluate existing facilities for physical requirements and long term physical needs by conducting site visits and tracking repair and improvement history. Establish priorities for major projects and renovations and make recommendations for physical improvements to owners. Specify and oversee capital project management processes enabling projects to be completed on time and within budget. Implement, promote and innovative financially sound management practices in regard to energy and utility conservation by keeping up to date with conservation trends and rebate programs. Develops and establishes policies and objectives consistent with those of the organization to ensure efficient operation. Acquires knowledge of new products related to the industry through participation in local and national industry associations and their related programs. Maintain up to date knowledge of local & national building and housing codes.
