Seasoned Operations Manager Motivated, self-directed professional seeking opportunity to join an established company with opportunity to assist in the growth and development of all operations. Extensive experience in all project management and all phases of general and concrete construction. COVER LETTER: Dear Hiring Manager With extensive experience in Hazardous, and non-hazardous receiving, and processing both liquids and soils, also construction management and a well-diversified knowledge base, I am equipped to handle demanding schedules and maintain both personnel and customer relationships. In addition to the job experiences listed on my resume, I would like to add the following additional information for your consideration. Over the past 20 years in the construction field as Operations Manager, I have also coordinated operations in land and development acquisition. This included new property construction as well as complete renovation and updating of properties with existing structures. My responsibilities included direct management of all TI (tenant improvement) for both new construction build, and existing structures improvement. The majority of the company owned LLC new construction project builds were concrete tilt-up shell buildings ranging in sizes from 9,000 sq. ft. to 20,000 sq. ft. My experience also includes concrete flat-work on numerous Kern County and Tulare County school facilities and DSA inspections. These types of ground up projects require experience in many aspects of construction, tenant Improvement, and customer relations. I have outlined additional detail below. * Plan development with civil engineer, structural engineer, and architect. * Plan submittals to city and/or county, and all fees needed, depending on the area of development. * Plan review and corrections, acquiring all needed building permits for both on-site, and off-site. * Setting budgets for construction and monitoring expenses through-out the construction process. * Coordinated all soils testing prior to start of construction, site preparation, and grading. * Coordinated all surveying/engineering for site area, building pads, and structural footings. * Coordinated all building inspections and accompanied inspectors at each site review. * Coordinated all sub-contractors for bids, reviewed, and selected the sub-contractors to be utilized based on the both the pricing and quality of the bids submitted. * Scheduled and monitored all sub-contractors throughout all phases of construction, administered all RFI's (requests for information), and all change orders. * Resolved any building issues during construction with civil engineer, structural engineer, and architect. * Collaborated with our commercial reality department and tenant for on-site improvements once leasing agreement was secured. * Managed all construction for the tenant improvements. * Maintained good working relationship with tenants during both the construction phase as well as any needed maintenance or concerns during the term of the lease. * Over-saw all maintenance of property site, landscaping, upkeep, and cleanliness.
