Start up of building and monitor chiller plants EMS system (Andover 256). Check Programs on Andover EMS system correct or program as needed. Daily logs of fire systems chiller plants generators and cooling tower treatments. * Weekly testing of fire pumps and generators * Perform Maintenance on tenant generated and weekly Preventive Maintenance work orders. Replace components and motors as warranted. * Repair and replace electrical components. * Repair or replace plumbing fixtures & general plumbing repairs. * Review prints and monitor tenant finish construction * Rekey all locks and keep log book up to Date (Sergeant and Best systems.) * Work with contractors on scheduling annuals on Fire systems chiller stops generators and elevator QEI's Electrical infra red testing and switch gear maintenance. Scheduling Cooling tower shut down and clean (in-house). Flakt fan annual cleaning and calibration inspection. Scheduling Quarterly life safety testing (In-house) with management and tenants. Scheduling with fire marshal property management & tenants on Fire warden training and fire drills. * Review and code invoices to submit to Chief Engineer. Add to cost control spreadsheet.
