Park West buildings at Luna & 635, 10 buildings ranging from 100,000 to 195,000 square feet, (2) at 30,000sq. Ft. totaling approximately 1.2 million square feet. * Overall operations of properties & supervision of two A/C technicians, four Building Engineers and two Utility Engineers. * Schedule coverage during engineer PTO & sick time * Budget preparation for utilities and Repair and maintenance. * Review and code engineer related invoices to correct accounts and submit to property manager via Payscan for approval. Keep a cost control spreadsheet to maintain budget and actual cost comparison. * Scheduling with fire marshal, property management & tenants on Fire warden training and fire drills. * Monitor of EMS buildings systems, Allerton and INet/TAC. 3) Access systems. INET, Continuum & Hirsch velocity. * Oversee and monitor all building & tenant generated work orders thru web base work order system called Building Engines. * Input all Preventive maintenance equipment for Building Engines Program. * Oversee, review and monitor tenant related construction finish & major projects. * Keep a good working relationship with tenants and contractors. * Inventory control, HVAC. Plumbing, electrical, lighting supplies, engineer tools and building tools. * Train engineers and new hires on HVAC, EMS, Access and fire systems * Review and monitor new EMS upgrades from INET/TAC to Alerton Envision * Upkeep of Keying Log book & rekeying of locks (Yale) * Major jobs presented on a web base bidding program (Honest Buildings) so as contractors may bid on a job work scope compare and issue. * Monthly work order and Safety training. * Started LED upgrades in lobbies and parking lot lighting retrofits * Track costs on aged RTU components on compressors, fans and VFD s * Review construction prints and monitor Start up on (3) new buildings erected from ground up 1505 1507 under construction witness HVAC electrical plumbing life safety equipment glass and building finish install. Start up of building and monitor chiller plants EMS system (Andover 256). Check Programs on Andover EMS system correct or program as needed. Daily logs of fire systems chiller plants generators and cooling tower treatments. * Weekly testing of fire pumps and generators * Perform Maintenance on tenant generated and weekly Preventive Maintenance work orders. Replace components and motors as warranted. * Repair and replace electrical components. * Repair or replace plumbing fixtures & general plumbing repairs. * Review prints and monitor tenant finish construction * Rekey all locks and keep log book up to Date (Sergeant and Best systems.) * Work with contractors on scheduling annuals on Fire systems chiller stops generators and elevator QEI's Electrical infra red testing and switch gear maintenance. Scheduling Cooling tower shut down and clean (in-house). Flakt fan annual cleaning and calibration inspection. Scheduling Quarterly life safety testing (In-house) with management and tenants. Scheduling with fire marshal property management & tenants on Fire warden training and fire drills. * Review and code invoices to submit to Chief Engineer. Add to cost control spreadsheet.
