Description
Mechanic, including mechanical, electrical, architectural, heating, air conditioning, and utility systems. Schedules and plans department personnel and their activities, and oversees work order and tracking of work orders. Keeps all equipment in operating condition to satisfy managements, fire departments, boiler inspection agency and all other regulatory agencies. Supervises work done by outside agencies and contracted services. Assists with employment and discharge of department employees. Conducts departmental training of staff, completes annual evaluations and monitors attendance. Directs the maintenance of vehicles and grounds equipment. Purchases departmental supplies and equipment as needed. Monitors and maintains spare parts and generators, in the event of breakdowns or emergencies. Develops departmental budgets to include the daily operating and annual capital expenditure projects. Keeps comprehensive records and statements of procedures. Directs the maintenance of nursing equipment but not limited to: nurse call system, patient lifts, walkers, wheelchairs, beds and exercise and therapy equipment. Direct the maintenance of dietary equipment but not limited to: dishwashers, stoves, mixers, food warmers, makeup and exhaust hoods, ice machines, walk-in coolers, walk=in freezers, steam kettles, reach-in coolers, convention oven and toasters. Maintains and monitors door access system. Maintains and monitors fire alarm system and fire extinguishers. Making unscheduled checks or emergency repairs on grounds or buildings as required. Monitors residential real estate on a regular basis and makes recommendations for repair and maintenance. Assist with the preparation of annual budgets for the residential real estate. Rebuild various types of high pressure pumps and hydraulic systems used in the painting industry.
