BUSINESS OWNER PROJECT MANAGER Design Design/Build Value Engineering Estimating Contract Negotiation Buy Out Scheduling Quality Control Close Out Hard Bid Negotiated Contracts Permitting Other Construction Documentation * Designed over 3,000 custom homes, up to 350 unit apartments, shopping centers, commercial office buildings, restaurants and medical buildings. * Increased awarding of hard bids from 30% to over 70% and all the projects were completed under budget. * Increased profit on projects by 10% to 15% from original budget through hard work on Buy Outs. * Renegotiated a $4.5M project and brought it from a negative $200,000 to a $250,000 positive project. * Built a complete KFC Restaurant from start to turn over in only 62 days with just a 15 item punch list. The project was complete in time for the tax year and the owner paid an unexpected bonus. * The client was faced with a $250,000 extra for the removal of a very large amount of concrete found on the site after starting construction. I brought in a portable concrete crusher, used the crushed concrete for road base and sold the balance, resulting in a net change order to my client of only $50,000.00 * Developed an excel based system for WalMart projects, which produced 6 different reports with input on only one sheet. The form replicated WalMart's required forms and saved 3 hours per project per month. * Negotiated an inspection sign off system with the City of North Miami (on site) to expedite Certificate of Occupancy and turnover of completed units, to allow these units to be rented and produce income for the client. * Speaking Spanish fluently has enabled me to negotiate with subcontractors and suppliers in predominately Latin areas of the country. This has resulted in a 10% to 15% increase in profit. * Work together with engineer on a renovation of a historical building to meet the Government guidelines. The project was approved and resulted in large tax credits for the client. * Chosen as lead on a new prototype reimaging for Office Max.
