293 room hotel Maintenance Management Contractor/ Project Management, Tulsa, OK Responsible for: * Placing & build out of new and used industrial laundry equipment * Programming and functionality of automated laundry equipment. * Responsible for writing an effective preventative maintenance program schedule * Set and Repaired used laundry equipment to operate properly. * On-Site supervisor, managing contractor, installing fire suppression systems in a Data Center * Worked closely with contractor to insure proper installation specifications were met. * Liaison to contractor personnel for access to spaces needed to perform work. * Supervised successful placement of Machines and Mechanical Equipment during construction * Supervised effective installation of custom build out requests of tenants * Installed Maintenance management program and initiated its use and oversight * Trained on site personnel maintenance management and preventative maintenance * Implementation of Johnson controls -Metasys- Building management System program. * Insured start-up of Facilities equipment performed properly. with a $1,250,000 annual departmental budget. * Supervise and lead 6 building engineers. Executive committee member and Security liaison. * Risk management and safety director providing safety training for hotel personnel resulting in little to no reportable accidents Manage IT administration & telecommunications. * Proficient in Negotiating vendor contracts consistently obtaining a 3%-5% annual cost reduction. * Accountable and cost efficiency for $180 thousand annual parts procurement and inventory. Summary of Qualifications * Proficient in Building Automation Systems and controls, including but not limited to Siemens, Signal (TAC/Invensys), Johnson controls, Powers, Coleman/Barber, Etc., including but not limited to Pneumatic, Electrical, Electronic, DDC, and PLC controls. * Extensive knowledge and hands-on skills of HVACR (hermetic, chiller, cooling towers, boiler, etc.), electrical, plumbing, carpentry, drywall, painting, structural, emergency systems, electronic fire warning systems, fire sprinkler systems, & all related building trades. Qualifications include a background of progressively responsible equipment operator in and out of the control room environment and Chief Maintenance Engineer positions with a demonstrated performance record, and cost-effective monitoring of budgets. * Excellent in Cause and effect troubleshooting, as well as, emergency repair skills. * Excellent skills in the bidding, estimation and procurement of construction contracts, warranties, and mechanical equipment resulting in an effective and professional approach in contract savings. * Instrumental in managing multiple priorities and assignments and approach problems in a highly creative and effective manner. * Excellent communications, leadership and motivation skills that effectively interact with staff, clients, contractors, subcontractors, vendors, ownership and executive management. * Broad knowledge of Safety, OSHA, and health standards, with effective training of personnel, giving results in no reported accidents. * Broad knowledge of federal, state, and local building, electrical, plumbing, and mechanical codes. * Broad knowledge of energy management, cost effective retrofits in lighting, effectively reducing utility costs. * Extensive experience with effective leadership at Full Service Hotel property operations at the management level, maintaining commercial properties, mechanical equipment, Commercial Laundry / Kitchen Equipment and personnel. * Highly Effective Experience in multi-family, multi- tenant properties * Project Management representative, and very effective in coordinating with general contractor, subcontractors, and ownership with construction inspection, punch lists, change orders, contract modifications, warranty issues, as well as, detailed scope of work, monitoring documentation, staging photographs, and reports for structural build out, renovation / modification, HVAC plant, mechanicals, plumbing, electrical, finishes and All phases, of construction in a timely manner. * Extensive experience in production operations in a production plant environment, performing the duties responsibly as leading by example and following all company rules, regulations, and whatever is required to maintain production schedules, tracking both indirect and direct labor in a professional and safe manner. * 10 years experience as Safety Director and Risk Management Coordinator * Computer programming knowledge with basic and Visual Basic. * Proficient in building new or upgrading existing personal computers / servers, as well as, network / communications cabling skills, and A/V operations. * Proficient in Microsoft Office Products and operating systems.
