Responsible for managing property and staff. * Responsible for budgeting, increasing NOI * Organizing and strictly processing and regulating Purchase Ordering system to control budget. * Hiring and building team for top customer service team, to enhance renewal retention and customer service * Clearing out vandalism, congregating around property and hall ways, drugs, and theft. * Took delinquency from $57,000 to $4,000 in 3 months * Improved landscaping and appearance of property in 1 month, working with landscaping company * Improved overall property appearance halls, grounds, clubhouse area. * Trained Maintenance Technicians, and hired new staff * Train Leasing consultants * Construction Rehab of Building Historical High Rise 1923 * Rehab Elevators, Roofing, Plaster, Fire Codes, Cabinets, flooring, structural damage to building, Boilers, plumbing, windows, doors, carpentry, ceramic tiling, Pewabic tile repairs, sewer drains. * Preventive Maintenance Program, * Unit turn and work order program * Processing rent payments, court proceedings, lease violations, and reduce delinquency. * Weekly reporting to Owner /Corporate. * Handle any and all property issues and resident problems * Stabilizing Occupancy, resident retention, for Management Company. * Familiar with building codes * Elevator codes and regulations * Overall preventive maintenance of property, and management procedures.
