Summary I have 37 years' experience in the construction industry. 3 years as Vice President of Design and Construction for a retail developer, reviewing lease agreements for developer scope of work, providing viable numbers for proforma's, designing and building projects ranging from $2,700,000 to 25,000,000 8 acre sites negotiating contracts with consultants, subcontractors, contractors, working with banks and fund control to insure the project runs smooth, on time and under budget. I have 3 years in business development, with success in developing new clients and maintain existing relationships with businessman and women throughout the Southern California area. I identified with and developed opportunities by communicating with property owners, managers, engineers, architects, builders, and contractors of non-residential infrastructure. I collaborate with a proven team to develop and implement value-added solutions on projects, I seek out new construction, restaurant development, building repair, historic restoration, building shells, facade repair and tenant improvement projects. I meet and establishing relationships with new and existing clients and attend various networking events. I have 12 years' project management experience, and 20 years in construction supervision. My performance in these rolls included sales, marketing, entitlements, design build, value engineering, estimating, bidding, contract negotiations with owners and subcontractors, budgeting, billing, and purchasing, process change orders, submittals, and invoicing. I have experience in all facets of commercial retail, restaurant, government and public works projects as well as pre-construction, permitting, entitlements, on and off-site construction management, effective scheduling, monitoring and inspecting all phasing of work from inception to final close out. I work effectively with owners, architects, engineers, developers, bankers, schools, military, government, medical, hospitals, industrial and manufacturing plants, subcontractors, inspectors, city officials, decorators, and owner agents.
