QUALIFICATIONS I have over 30 years of experience in overseeing the development, design and construction management of public and private type projects. I am a results oriented professional and has a verifiable track record for the successful completion of multi-million dollar projects through coordinating trades, developing partnerships, and building positive rapport with architects, engineers, contractors, subcontractors, local officials, vendors, project managers, superintendents and clients, while maintaining the projects budgets, for a successful operation of the projects assigned. I am well versed in contract negotiations, project scheduling, estimating, impeding design problems, document preparation, building code and regulations, material purchasing, site management through certification of occupancy. I have an excellent subcontractor and client relationships. I am schedule driven with the ability to begin construction at the bidding process, awarding and writing contracts and complete the project to the client's satisfaction and within budget. I am also a mentor to staff as well as being safety oriented, computer literate, and quality control motivated. Areas of Expertise: Team Building & Leadership Quality Control Management Permitting & Building Code Safety & Compliance Management Construction Planning & Scheduling Organization & Time Management Critical Path Project Management Vendor & Materials Management Budget Analysis Estimating and Project Costing I have experience as a manager, estimator, purchaser, and contracts writer of public government sectors and private facilities including: I managed the Student Housing I completed the $300M Irvine Villa Siena Type V Apartments (1,220 Units), and started the $750M Park and Village projects at Irvine Spectrum Type V Apartments (1550 Units) for the Irvine Company. The projects consisted of 650 subcontracts and 18 separate master contracts on the one project. I reduced the theft and vandalism budgets from past Irvine Company projects by augmenting staff responsibilities and assignments. My staff consisted of 25 people initially and finished with 6 persons. I prepared the budgets for two projects at the Spectrum totaling some $750 million. I have a specialization in new podium and slab-on-grade multi-family construction. Milestones during my employment consisted of: * Managed a team of Project Engineers, Contract Administrators, 7 Superintendents and 50 subcontractors on a project with 18 separate contracts on one site as we had multiple master contracts * Worked with Client's construction representatives and development divisions along with city officials * Composed contracts, scopes of work, budgets, and bid packages for all trades and construction schedules * Was Employee of the Year out of 1100 personnel * $8M returned to the Client at the conclusion of the Villa Siena project Cafeteria Library Student Services Central Plants and Athenaeum projects for this new $250M Soka University located in Aliso Viejo CA. Project consisted of 101 acres 18 new buildings and a total of 750,000sf of space. The total construction staff consisted of 43 persons and daily workforce at its peak with over 600 workers. I managed the seismic retrofit of a historical building by placing it on base isolators beneath the facility and construction of a hospital and theme parks. These projects included: I was in charge of the Pasadena Jail and Federal Courthouse close out in Long Beach and concluding with the UCLA Engineering and Science building (Which consisted of class 1 and 10 clean rooms) and a Central Plant. Continental-Heller left the United States after the conclusion of these said projects. They are the firm that built the Chunnel between France and England. Projects included 6 stories (Phase I done with Golden) I managed and supervised several projects to which I was assigned. I started employment as a Superintendent on the View Point Plaza and assigned to complete the 23 stories First Interstate Bank (Now Wells Fargo). After this success I was promoted to manage several Target Store renovations or new construction as a project manager and working superintendent. After a personal tragedy I was requested to transfer to the LA market and promoted to Project Manager for the Glendale College addition Cal-Poly Library (Adding two floors to an existing 4 story building while occupied) building a class 1 10 and 100 clean rooms at JPL. B1 bomber ramp relocation in Palmdale construction manager on the Federal detention facility at the twin towers in downtown LA. I provided training and mentoring to all of my fellow staff employees by engaging them to read and understand drawings and specifications laws and codes thus allowing to write "ironclad contracts for all" to follow therefore the change orders will diminished unless the client provides said change. Projects included 23 Story Office Tower with 6 parking levels below Cal-Poly $6M Target Store, Carlsbad, CA Superintendent after CCC Construction retired from construction on the US Army Motor facility in Jolon CA. From there I was reassigned to the Blimp Hangar restoration at the Marine Air Base Tustin CA (Before closing). This project consisted of remodeling the World War Two buildings and bringing into then current code requirements. We had to deal with moving out the eight squadrons into trailers until their respective while performing new work along with asbestos abatement of steam piping insulation. Concurrently I was supervising the erection of tilt-up building for the Marines in Twenty-nine Palms CA and a sewage upgrade while on base. Projects included After $6M Sewage Treatment Facility, 29 Palms, CA completion of the carpentry apprentice after college I took a math test and was I the highest grade in the system thus the Union found me a job with CCC Construction in El Cajon CA. I completed the four-year program in two years by going to school four nights a week after work for two years. This allowed me to receive my Journeyman status and thus pay at the apprentice level and advance my career. I worked as a carpenter on several projects as listed below. Projects included
