Daily Duties at Jos L Muscarelle:

Responsible for the inspection of 8 commercial buildings totaling over 500,000 sq ft and 2 residential building with a total of 30 apartments. Responsible for requesting/negotiating bids for fit-out and maintenance work to be done handled by outside contractors. Responsible for the preparation of reports listing work to be performed to rectify situations and then scheduled/coordinated the repair with maintenance or an outside contractor. Followed up on construction/repairs. Negotiated Contracts, monitored subcontractor performance and solicited new contractors, suppliers. Responsible for the collection of past due rental accounts. Responsible for marketing of available space or apartments. Reconciliation business checking accounts. In all there were 16 accounts total. Responsible for all accounts payable as well as receivables- Payments to Attorneys, subcontractors, engineering firms, Consultants etc…. as well as mortgages and tax payments for commercial properties when not paid by the tenant. Deposited all rental checks into the corresponding accounts. Made Quarterly distribution payments out of the joint venture accounts to the corresponding parties. Created monthly and quarterly expense reports for all properties. Created individual building budget plan for each building as well. Responsible for new employee orientation. Ordering of Office supplies as well as office equipment purchase/leasing. Conducted preliminary interviews of prospective employees/subcontractors. Created and maintained employee policy manual.
