Daily Duties at Strivers Gardens Condo:

 Facilities Management – Direct daily operations for facilities management, preventative maintenance, building repairs for HVAC, health and safety, IEQ. Oversee a staff of 13 including a Handyman, Porters and 24/7 Concierge services. Developed an Employee Handbook and Code of Conduct for all staff. Ensure optimal health, safety and security for staff, residents, businesses, and visitors.  Cross-Functional Collaboration – Establish and maintain transparency and communications between the Resident Managers, the Board of Managers and the residents to ensure optimal service and support. Proactive in ensuring a goal-oriented and solutions-focused relationship with management.  Project Leadership – Led a $2.8M Local Law 11 Compliance Project with oversight of architects, engineers, and contractors during local law and energy efficient upgrade projects.  Methodologies – Ensure implementation, training and ongoing updates for Six S procedures and Lean methodology.  Continuous Improvements – Led multiple initiatives for continuous improvements and energy-efficient products: o Technology – Keep up-to-date on technology advances for inventory control, payroll, work orders and supplies. Achieved 20% reduction in supply costs with prudent negotiations. o Payroll Reduction – Reduced payroll costs by 20% with reorganization of staff to optimize productivity. o Building Issue Matrix – Developed a matrix of building issues that is easily updated and provides a quick and coherent tool to identify ongoing maintenance of facilities issues to be resolved.
