Daily Duties at The Beach Company:
• Led financial due diligence and investment underwriting for private equity, REIT and debt investors for 9 multi-family and mixed-use project portfolio worth over $325 million including development, operational, stabilized and sold projects • Analyzed and proposed capital structures under various potential capital sourcing options, combining preferred structures, third party investor equity and developer capital to optimize project economics, with average project returns of 25% IRR, annual manage fees of 4%, and promote /carry structures ranging from 25% to 50% • Reduced $4 million in project equity by spearheading asset re-appraisals, increasing Project IRR by 4% • Built valuations using DCF, direct capitalization, sum-of-the-parts, comparable transactions analyses including cash flow waterfall and sensitivity analyses to develop investment memoranda for Investment Committee and support proposed JV structures in light of capital raising efforts
