Led several high-profile real estate projects for TD Bank’s $66MM Portfolio Optimization program to aggressively reduce 323KSF in 26 corporate facilities, reducing occupancy costs by $18MM and achieving a 16% IRR. Managed projects, monitored budgets and schedules, selected consultants and developers, and negotiated contracts, term sheets, legal documents, purchase, sale and easement agreements, ground leases and office space occupancy leases. • Led teams responsible for critical infrastructure and systems related environments, including data centers, telephony, structured cabling, HVAC, mechanical, electrical, emergency power/UPS, communication networks, fire suppression systems, and trading room design and implementation. • Managed new and existing sources of real estate revenues through optimizing retail, multi-site, and office programs. • Developed and executed short and long range strategies for potential site consolidations; prepared and issued RFPs for complex projects and contracts. • Collaborated with other departments including engineering and operations on every key initiative from site selection, space planning through relocation. • Negotiated with state and local government agencies for development, redevelopment, and improvement projects • Managed the construction of a 500-person LEED Gold Call Center. • Oversaw M&A projects with direct spend of $40M related to potential acquisition targets; Managed the conversion of over 300 bank branches. Engaged vendors and managed of staff of 10.
