Daily Duties at A F Canta Inc:

DEVELOPMENT PHASE: After analyzing the scope of work, create an overall construction budget based on architectural, civil, schematic plans, layouts, and designer’s furniture matrixes (as specified FF&E and OS&E budget for the total project). Create a preliminary schedule from commencement to completion Review quantities, specifications of all items and prepare a detailed budget and clarify and marginally define areas to avoid project duplications or omissions. Obtain costs, and recommend design-approved alternative sources to reduce costs without compromising the design intent. Work with all consultants to ensure that federal and state code compliance is in place CONSTRUCTION PHASE: • Conceptual FF&E budget based on schematic plans, layouts, and ID furniture matrixes. Forensic budget preparation and maintenance Put together an FF&E, OS&E bid package for the project. All negotiations with the industry vendors will be performed and managed with specific attention to budget requirements, design integrity, and the best possible terms. Prepare contracts to be approved by Ownership Maintain a master schedule with a critical path throughout the duration of this project Coordinate delivery and installation of all furnished equipment. Work with the client to negotiate favorable contracts with architects, consultants, GC, all studies needed for the job, life safety and MEP firms, civil and infrastructure consultants and structure and soils engineers. Bid out and negotiate all services Coordinate ongoing project meetings Daily meetings with owner subs Weekly project meetings, safety meetings, tool box talks etc. with contractor Bi-weekly or weekly project meetings with ownership & operations team JOB COST ACCOUNTING PHASE: Coordinate/verify vendor contractor and consultants qualifications and licensing Ensure that ownership & the property are fully protected by all insurance coverage mandated Continue to review and update all issues, and finalize areas to keep the project on-time and within budget Confer credit and other financial arrangements at Ownership’s direction with an effort on reducing deposits and obtaining the best terms possible. Manage estimated cash flow schedule throughout the duration of the project Gather all necessary releases to ensure project is kept lien and claim free. Oversee the contractor managed tax exempt program. Process and approve all pay apps, contracts, lien releases. Complete the final pay application process POST CONSTRUCTION PHASE: Compile and conduct final close-out of the project Gather and archive all appropriate testing and inspection reports Compile a master punch list Coordinate any bond releases Compile warranty coverage documentation Compile guidelines for scheduled maintenance Archive the as-built drawings Gather any maintenance and operations manuals and turn over to ownership and the property team Coordinate LEED Certification process (if needed)
