Daily Duties at Mcp Llc:

I worked with the architect on the designs, came up with upgrades and pricing for the condos, and the houses. Then I took them to the various cities and received approvals to build the subdivisions and convert the apartments to condos. Got together a group of subs that I knew were good and that I trusted, sent out the plans and got the cost of doing each of the floor plans (7 different floor plans for the simi-custom homes, and 5 for the multi-family homes, the condos had 5 different floor plans too). After getting the final cost I let out the contracts, then had a sub meeting to go over the projects, cost, schedules, unit cost for up-grades, and asked for each to do value engineering on the projects to cut cost, after they came back with the numbers I negotiated the buy outs and signed the contracts. I took all the plans to all the cities for permitting, waited for the review had the architect make the required changes. After I pulled the permits we began land clearing for the subdivisions, and demo on the apartments. After that I ran the subdivisions, one of the other partners ran the condos. After that I built the models, and over saw the paper work for the condos. I also hired 2 project managers and 5 superintendents. Over all the projects first came in at just over $90,000,000, and a 5 year time line. I got the total cost to just over $81,000,000 and cut a year off the schedule. At anyone time I had at least 100 to 300 people working under me. I took care of the land clearing, the mass grading of the site and building of the ponds, then the underground and roads, the built the pads for the homes, got the footing and foundations in, put the underground electric and plumbing in the pads for the homes, called in all inspections, poured the basements then had the carpenters start the floors and walls, had the plumber, electricians, and HVAC crews in doing roughs, after inspection started closing up walls and putting shingles on the roof, after drywall was hung and taped the trim carpenters came in for the bathrooms and kitchen and base boards and crown molding then had the final trims completed by the electricians, plumber and HVAC crew, after that had the cornice finished and windows installed, then had the painting done and then the flooring put in.
