Daily Duties at Paradigm Management:
Managed and oversee daily operations for three properties containing LIHTC, HOME and market-rate apartments; containing 441 units with over $61M in property structures Experience in High Rise, Luxury Apartments and Garden-Style communities Supervision of 14 employees; including but not limited to all hiring, training, scheduling, and disciplinary actions Oversee leasing and marketing; audit and approve applicant files and complete informational reports Guaranteed that fair housing and other applicable laws are followed by all staff members Utilized annual reporting and a Customer Satisfaction Reports, which typically yields high scores Stayed informed of industry trends and evolving resident needs Monitored compliance efforts within the affordable housing requirements; attend meetings with Department of Human Services, Section 8, and other authorities to work through issues Processed property accounting including billing, rent collection, and delinquencies Prepared annual budget and mandatory property reports; monitor expenditures to ensure financial success and stability; maintain clear and consistent communication with Property Owner, prioritize the leasing of units in an efficient manner to qualified tenants to keep vacancy levels low; deliver monthly statements that include rent rolls and maintenance information; also create annual reports that breakdown property performance details Secured vendor contracts and delegate maintenance duties to ensure efficient operations Assisted Regional Managers and Vice Presidents with property management tasks; including capital improvements and construction during renovation. Maintaining compliance/tax credit files during other properties’ audits. Serving on the NVAA committee for Northern Virginia Apartment Summit Spring 2014 and participating in Arlington County and Owner meetings
