Daily Duties at A.J Dwoskin:
Property Manager Manage & oversee daily operations for two market-rate properties containing 428 units Supervision of 10 employees; including but not limited to all hiring, training, scheduling, and disciplinary actions Coordination of vendors/staff to complete quality turnaround and inspection of final product to ensure quality Inspect property daily to ensure all aspects of property and curb appeal meet the highest standards Prepare and/or approve all reports to be submitted in a timely manner (examples include: daily reports, market survey, weekly activity reports, renewal statistic reports, time sheet and commission reports, variance reports, service request reports, and monthly analysis reports) Manage and purchase maintenance supplies/inventory according and within budget constraints. Prepare 5-day late notices, small balance notices, account credit notices, NSF notices, and subsequent suit lists. Monitor utility collection and resident notification for accounts over 30 days delinquent. Notify residents of lease violations through official resident correspondence to be followed up by 21/30 notices. Inspect property with construction manager and coordinate to upgrade units Continually work with Regional Manager to improve assets and product to stay competitive in our market
