• Reduced loss to investor and the homeowner and made every attempt to prevent a loan from going into foreclosure • Reviewed workout packages and verified if homeowner has a legitimate hardship • Evaluated the financial position of the mortgagor to determine the appropriate workout option best suited for the situation • Reviewed mortgagor income and expenses, income tax returns, balance sheet income statements for self-employed borrowers and credit reports • Evaluated Broker Price Opinions and appraisals to assure adequate collateral of security instrument is maintained, or the maximum value is received for the repayment of the debt in case of a pre-foreclosure sale • Reviewed title searches for liens, current real estate tax information or encumbrances which could pose a potential problem • Negotiated terms of the various workout alternatives with mortgagors, real estate brokers, attorneys, MI companies, Fannie Mae, Freddie Mac, FHA / VA private clients • Updated the Loss Mitigation Workstation as required for each individual workout, updated excel pipeline spreadsheet • Provided documentation to Investor Accounting department and Customer Service department to reflect modified terms and produced new coupon books, statements • Completed modification / forbearance agreements or provided required information to attorneys for preparation
