Daily Duties at Asb Capital Management, Inc.:

• Managed portfolio of 36 real estate investments in land, office, warehouse, "flex," and apartment properties owned through a variety of investment structures. Total portfolio value of approximately $500 million. • Communicated with pension fund clients regarding the status of investments, markets, and partner/borrower negotiations. First-line contact for one of three clients. Participated in completion of consultant surveys. • Collaborated in negotiation and documentation of modifications to existing investment structures, including issues such as placement of leverage, capital calls and deferral of debt service payments. Formulated, documented, and communicated proposal to partner, client's consultant, and client. • Minimized client risk through implementation of asset management policies and procedures. Efforts included review and approval of annual budgets and leasing standards, approved and abstracted all leases, conducted property inspections, and ensured payments of insurance and real estate taxes. • Prepared and presented quarterly reports to the Real Estate Investment Advisory Committee. Designed reports involving risk assessment and market and leasing status, enabling the committee members to effectively evaluate client portfolios. • Collaborated with senior management for prospective and existing client development, including completion of consultant surveys, investment management proposals, marketing presentations and event attendance. • Positively impacted investment value through engagement and review of annual appraisals, resulting in adoption of final asset value. • Negotiated partnership, management and leasing agreements, coordinated initial and subsequent capital fundings, and monitored construction and development budget, taking corrective action as necessary.
