Daily Duties at Carr America Realty Co.:

• Manage portfolio of 45 real estate investments in office and R&D properties. Total portfolio value of approximately $1.5 billion. • Communicate with local managers regarding the status of investments, markets, and lease negotiations. Model strategy scenarios for senior management. Report to senior management on variety of issues. • Review and approve income objectives and leasing parameters. Monitor marketing efforts and analyze new leases or other income generating transactions. Review each building’s financial performance as compared to budget and/or forecast on a quarterly and annual basis. • Minimize investment risk through implementation of asset management policies and procedures. Efforts include 1) review and approve leases outside “guidelines” by ensuring lease documents are complete, the economics are sound, the credit risk is supported or mitigated and the terms of the deal are consistent with the market; 2) reviewing and approving expenditures outside of guidelines; 3) coordinating the property tax review process; 4) coordinating the property budget and forecasting process the with Accounting group; and 5) coordinating risk management and legal functions with the needs of the property.
