Daily Duties at Dlm Development Group, Llc:
Directed the start up and growth of this real estate development company focused on the design and construction of residential subdivisions across the region. • Hold project management responsibilities over residential developments with up to 200 subcontractors. • Direct all aspects of residential real estate development ventures, including land analysis, feasibility studies, land acquisitions, contract negotiations, purchasing, zoning, permitting, and profit and loss. • Work with engineers, local and state government officials, and utility contractors to coordinate permits/approvals and facilitate the land development process. • Currently managing an $11.6 million development project; upon completion, project will exceed $5.0 million in lot sales, with home sales exceeding $25 million. • Completed 10 subdivisions or phases of subdivisions over the last 18 years. • Successfully negotiate pre-sale of all building lots to national and large regional builders. • Prepare proposals for multi-million dollar development projects for financial institutions and potential investors. • Conduct research to determine market conditions, competitive landscapes, and project schedules. • Manage all aspects of project execution and completion, including scope/master planning, bid solicitation, subcontractor selection, procurement, constructability reviews, architect/engineer/contractor/vendor/client interface, design approval, scheduling, budgeting, and regulatory compliance. • Collaborate closely with home buyers to implement their vision for desired projects and address and resolve comments/concerns to ensure satisfaction. • Prepare all tax documents associated with payroll, including W2’s, 1099’s, State and Federal Unemployment and Withholding Reports.
