Daily Duties at Aig Baker Shopping Center Properties:

The aquisition, leasing, development and management of retail shopping centers throughout the USA. Part of a team responsible for developing some 20 million square feet of shopping centers across the USA. Lease negotiator for all Major National Tenant Retailers. Project Manager resposible for tenant construction requirements and specifications. Overseeing all marketing pertaining to projects under development. Responsible for identifying new devleopment opportunities and completion of due diligence analysis. direct interface with company ownership on all lease and aquisition transactions, management of leasing agents, marketing team and support staff, serve as mentor, supervisor for leasing agents, work with leasing agents and property management to develop a market strategy and merchandisisng plan for each property, communication with department heads to ensure communication, documentation and resolution of all tenant issues, management of leasing staff for production, timelines, and budgets, develop new and mainain exisiting key national and regional tenant relationships, develop and maintain key exisiting broker relationships, develop, enforce and modify all policies, procedures and processes for the leasing department, consult on all potential property aquisitions, manage multiple projects, schedules and activities, coordinate with legal department on all aquisition and leasing transactions, rview of all construction, civil engineering, site and architectural plans and drawings, review and administer all tenant lease requirements related to the development, oversee the construction of the required tenant build-out for quality and maintenance of schedule, the revew and management of tenant construction change orders, maintain construction budgets, assist with financial analysis and asset underwriting to determine asset values, asset upsides and key risk factors, • Prepare and execute leasing strategy and policies to maximize tenant retention, occupancy rates and rental revenues from existing company assets and development opportunities, when economic conditions permit. • Oversee the customization and distribution of marketing material. • Oversee and coordinate construction of tenant interior spaces including space planning, construction estimating, etc. Interface with architects, engineers, general contractors and other consultants to ensure smooth transition for tenants. • Market vacant space to prospective tenants and brokers. • Prepare, present and negotiate new leases and renewals at acceptable market rates pursuant to the financial goals and direction for the property. • Establish and maintain positive and professional relationships with the local brokerage and real estate communities, government officials and prospective tenants. • Establish and maintain strong relationships with existing tenants. Proactively address all factors that can affect a tenant’s likelihood to renew. • Establish and maintain a thorough knowledge of the local real estate market, including competitors, relevant construction.Manage the leasing department, including supervision and motivation of leasing associates. Interview and complete underwriting on tenants, prepare and negotiate letters of intent, leases, renewals, assignments, amendments for new and existing tenants. Strong ability to initiate sales contacts. Excellent communication/presentation, sales and leadership/management skills required. Communicate effectively with potential and established merchants, management, marketing and operations employees at various levels. Strong interpersonal skills. Self starter with strong organizational, planning and time management skills. Strong analytical skills. Solid computer skills.
