Daily Duties at Parkes Development Group:
Aquisition of development sites and opportunities. Overseeing the entire development process. Worked to secure all permits and approvals. Foster and maintain exisiting relationships with national retail clients, manage multiple projects, schedules and activities, coordinate with legal department to review and administer land purchase agreement requirements, closings, extensions, due diligence. review construction budgets and timelines. review environmental site assesments, established, maintained and managed a network of engineers, architects and other consultants and professionals. review and administer tenant lease requirements related to the development and construction phases of projects, Lease negotiations and marketing of established projects. Worked on a team in the aquisition, leasing and development of approximately 2 million square feet of retail development. Was a key member in the analysis of some 12 retail and mixed use development projects. Point leasing person with national credit tenants on identified retail projects. Developed proformas and construction budgets for some 12 retail and mixed use development projects. Point person for the aquisition of some 12 retail and mixed use development projects. Oversee the construction of projects to ensure quality and maintenance of schedule, Directly interface with Company Ownership on all lease and aquisition transactions, manage marketing team and support staff on deals, pipeline, marketing strategy and merchandising plan for each property. Interface with other department managers to ensure effective communbication, transfer of documentation and resolution of tenant issues, oversee and coordinate the underwriting and due diligence of each transaction including financial modeling, market surveys, tenant credit analysis, brokers interviews, and third party consultants reports, interact with property management, leasing, legal, tenants and goverment officals during negotiations and approval process, keeping Company Ownership informed regarding current market conditions including supply, demand, and competitor activity, collaborate with team memebers to achieve investment objectives, Thorough understanding of projections, budgets, real estate research and construction scheduling. • Ability to read, analyze, and interpret due diligence reports, construction plans, leases, legal documents, financial documents and government regulations. • Ability to effectively present information in public and professional forums. • Ability to interact with and respond to questions from tenants, vendors, and the general public. • Ability to write reports, and business correspondence. Strong ability to initiate sales contacts. Excellent communication/presentation, sales and leadership/management skills required. Communicate effectively with potential and established merchants, management, marketing and operations employees at various levels. Strong interpersonal skills. Self starter with strong organizational, planning and time management skills. Strong analytical skills. Solid computer skills
