Daily Duties at Lighthouse Development:
Implemented tax reduction strategies (Rehabilitation Tax Credit, Cost Segregation Study). Created all company financial and reporting systems. Maintained all books and records for 21 LLCs involved in property management, construction and development. Managed compliance reporting (tax returns for LLCs 1065, personal property and sales taxes). Maintained and evaluated insurance requirements for properties under management. Oversaw construction accounting and administration, including draw requests, lien waivers and A1A documents. Negotiated contracts, assigned tasks, reviewed work, scheduled work flow for on-site construction administration. Evaluated new business opportunities (Cash flow, Tax and Accounting ROI). Performed all treasury and cash management duties.
