Daily Duties at Johnson Controls India Private Limited:

• Operations and maintenance of all engineering installations in various capacities along with AMC management of south India IBM locations o HVAC system – Air and Water cooled chillers, Cooling towers, Air handling units, Primary and Secondary pumps, VAV’s and VFD’s, Ducting system, Etc. o Electrical Systems - Ring main unit, HT and LT Kiosks, Transformers, Capacitor banks, AMF panles, Captive power stations, Feeders, VCB’s, ACB’s, Protection systems, DG, UPS, Lifts, Inverters etc. o STP/WTP o Fire extinguishers, firefighting systems. o Carpentry, Plumbing. • Annual shut down maintenance • Complete responsibility of all day-to-day technical and non-technical operations in the Facility • Site daily walk through for observations and snags for immediate resolutions and involve client as well for any budget approvals in this regard • Daily team executive and managers meeting or briefing session for close monitoring of site operations • Weekly client and other stake holders meeting to understand each other’s requirement and support needed • Execution of renovation projects of building interiors • Necessary coordination with the management for necessary approvals of additional requirement • Nodal contact for Client and Vendors for operational issues • Assist in vendor selection process including identification, deployment requirement, rates and contract finalization • Assist in resource planning • Training and orientation of new employees on operations • Certification of all vendor bills • Review of vendor performance and initiate remedy • Finance and accounting including Petty cash management with client • Procurement and Inventory • Capital Purchase with Client approvals • AMC and vendor management in terms of renewals / additional requirements • Compliance to all statutory requirements of Vendors and suppliers • Record maintenance • Space allocation • Duty delegation to ensure smooth execution • Coordination of Health and Safety Checks /Audits • Mobilization of Manpower for day to day operations, leave and absence management • Compliance to code of conduct, ethics and discipline • Compliance to agreed service levels with Clients and vendors • General administration of the facility • Maintenance of Assets and Capital equipment’s including periodical updating • Interaction with landlord on all issues • Finalize processes, standard operating procedures for all services in consultation with Client. • Periodic facility client reporting such as Daily / Weekly reports • Monthly MIS including Financial reporting to Client • Specific incident report generation and co-ordination with all concerned to arrive at solutions • Annual Budgeting • Annual Facility inspection reporting
