Site development: Sought out sites for up to 6 locations in Collier Co, FL utilizing growth records and detailed demographic studies conducted through the county. Lease Negotiations: Managed leasing contracts for all properties to maintain 4 to 7% of operational expense per property, Construction Project Manager: Acting General Contractor of all sites to maintain compliance to building specification and requirements compliant to the Franchise Agreements. P&L Responsibility: Maintained forecasts and budget guidelines per unit that exceeded our annual ROI by over 4% by negotiating benefits, payroll services, hourly and daily annalysis of food revenues and high demand of labor necessities during peak performance conditions. In a highly competitive market I was able to maintain market share by being out in front of the customer on a daily basis. Working with local Schools for fund raisers and special events.
