Daily Duties at Maslavi Holdings:
• Manage 10 company owned commercial, retail and residential real estate properties as department head, managing a team of 6; Properties include retail mall, commercial warehouses, multifamily and single family residential buildings; • Negotiate and draft retail, commercial and residential lease agreements; • Manage all aspects of retail, commercial and residential tenant relations, liaising between the owners and the tenants; • Keep track of and manage dissemination of tenant monthly rent statements to ensure all rents are paid timely; • Track tenant payments such as CAMs, real estate tax pro rata share, sprinkler & fire alarm maintenance share, utilities; • Ensure that all tenant paperwork are submitted, such as tenant insurance policy naming owners as additional insured and HVAC contractor agreements; • Ensure proper working order of all building systems, including HVAC, sprinkler, plumbing, alarm systems; • Track and ensure timely payments of property taxes, insurance payments, sprinkler and fire alarm payments, and any other 3rd party vendor payments; • Maintain monthly, quarterly, biannual and yearly operating statements, as well as rent rolls and lease abstracts; • Oversee facilities maintenance, including managing building staff, general contractors, handymen and other vendors to ensure proper maintenance of each building; • Manage construction development from stage of plan development to issuance of final CO; • Liaise with expeditors, architects and engineers to develop plans based on owners’ expectations; • Work with expeditors to apply for plan review with the NYC-DOB under either an Alt. 1 or Alt. 2 application, then apply for all applicable permits after plan approval; • Liaise with architects and engineers to oversee general contractors and ensure all work is being done according to approved plans, and seek all proper DOB inspections with help of expeditors in order to obtain final CO; • Assist outside counsel in negotiating and drafting seven figure loan agreements and purchase sales agreements for commercial buildings; • Draft court documents on broad range of matters including tenant/landlord court documents; • Handle HR matters.
