Daily Duties at City Of Cincinnati:

Promoted development through public/private partnering and financial packaging for project implementation. • Created Findlay Market Development Plan, securing $10 million in funding. End product incorporated needs and issues of diverse community stakeholders, businesses, Administration officials and Council persons. The Plan included redevelopment of the physical market house, land banking /development for surrounding property, and physical property swaps. A new structure for financial operations and marketing were also put in place. • Collaborated with city departments , external developers and other stakeholders to alter local building code policy to promote the transition of commercial buildings to residential, allow outdoor cafes, overhaul the street vending program etc., all in the spirit of promoting viable, residential and business friendly neighborhoods. • Designed and coordinated financial packages to attract and retain businesses. Packages included local bank CRA programs, SBA loans, City revolving loan fund, Enterprise Zone agreements, Tax Increment Financing (TIF) and public improvement grants. Counseled owners on business plans; management organization, marketing plans, growth and financial goals. Analyzed projected P&L statements, cash flows and return on investment. • Created One-Stop Shop for small businesses, combining knowledge and offerings from economic development, planning and zoning, business permits, city wide finance sources and local small business assistance organizations. • Responsible for development needs of various public property projects including streetscape improvements, parking garages, lighting projects and the downtown skywalk. Issued RFQs, RFPs and actual contracts. Promoted, monitored and reported MBE participation. • Orchestrated creation of visual basic property based computer program combining various city and county data bases with a mapping and financial program. Enabled efficient proforma analysis of individual and aggregated properties using changing inputs. Program results used for evaluation of real estate portfolio purchases in OTR.
