Daily Duties at Pb Bell & Associates:

Managed the companies complete portfolio consisting of single family residential, hotels, commercial space, "For Sale" condominiums, and affordable apartments. Managed 8 regional property managers, in house architects, purchasing, design, construction management, specification writing, and loan financing. Completed a full restructuring of all the companies assets of over $100 million. This in turn saved the company over the existing debt by refinancing over $50 million over the life of the loans. Hired, managed, and restructured the operations for direct reports, indirect reports, and new hires. When hired, the company had just over 50 full time employees and no direct reports. When I resigned from the company the management arm was 8 Regional managers, 16 area managers, and over 30 on site managers. The total operations consisted of more than 500 employees and almost zero outside consultants. This again saved the company in operating costs over $500,000.00 annually. n regards to "For Sale" properties the existing costs came in (preliminary bids) at more than $250.00 per square foot. This moved our pre-sales to more than what the market was bearing. With close supervision of design, construction specifications, national contracts, and construction partners the new development costs came in at less than $100.00 per square foot. A savings of over $150.00 per square foot for an average of 1700 s.f or $250,000 per unit. This brought our sales price into an affordable and comparable sales price. I also arranged the construction/sales schedule to maximize the construction debt to less than 100 days. This saved the construction financing more than $100,000 per month in interest costs. Direct supervision of marketing, leasing, budgets, maintenance programs, personnel policy, record-keeping and reporting systems, and insuring compliance with all regulatory agencies including City building department, HUD, and with the LIHTC program.
