Daily Duties at Igc/American Syndicated Property Group:

Evaluate current business process and systems, oversee revenue generation,monitor staff performance, including performance reviews. Preside over operations by identifying ways to maximize revenue. Prepare budgets and anayyze financial reports. Ensure company policies and procedures are followed. Attract, hire retain and motivate staff. Identify and lead new partnerships and business opportunities. Set goals, monitor work, and evaluate results (KPM's) to ensure that departmental and organization objectives and operating requirements are met and in line with the needs and mission of the organization. When I accepted this position as EVP of the Property management and new business relationships, the company was not established as a PM leader. I brought an executive management list of top clients to the business. Some of these clients consisted of Fortune 400 companies. I built a relationship, prepared proposals, budgets, and construction specifications. When I submitted proposals to take over management of these communities, I brought with me a executive management team, on-site experienced personnel including managers, maintenance, and housekeeping teams. The teams consisted of more than 100 employees at any given time. These properties were mostly receiverships and were short lived until the financial arm sold them. My responsibilities was to evaluate all the properties, hire on-site management staff, and set up new operating budgets. Some of these budgets also included construction, rehab, and occupancy. When the properties were sold, the budgets were in compliance (mostly under) staff was in place (most transferred with the new entity). The situations were undesirable (foreclosed) and in very bad shape with a negative reputation. My responsibility was to turn this bad reputation into a positive communities atmosphere. I accomplished this by structuring a realistic budget that was attainable. The total number of projects in any given year was approx. 1 per month (a total of 3500 single family dwellings). The rehab budgets consisted anywhere from $500.00 per unit to more than $10,000 per unit depending upon the financial entity. When I accepted the management of these properties the average occupancy ratio were less than 50% in most cases. Upon the turnover, my occupancy was in excess of 85% in just a very short period of time (usually less than 6 months). The final results were the financial entity recouped they capital investment and the new owners had a community with more than 85% occupancy and cash flowing.
