Daily Duties at Global Tower Partners (Gtp):

Provided telephone customer service to up to six hundred property owners for issues related to monthly/annual ground rent payments, property damage, contract extensions, ground area expansion, and property acquisitions. This was a daily function that initially was exclusively mine, but additional asset managers were added as we continued acquiring and building towers. Performed financial diligence on potential acquisitions. This involved travelling nationwide to the offices of different companies who were offering properties for sale. This function migrated to the mergers and acquisitions department once it was established. I was the only asset manager who performed these functions, but they were done irregularly as deals came up. Reviewed monthly ground rent payments to landlords and maintained responsibility for the accuracy of all ground rent charge schedules in the MS Access database. I was the only asset manager who performed this function, even as other asset managers were added. This function eventually transferred to accounting, and became the primary function of a full-time employee. Assisted Ernst and Young in filing personal property and real estate taxes for new acquisitions. This function was performed irregularly as we acquired new towers. The function eventually transferred to accounting as our tax department was established and the filing functions were taken in-house. I was the only asset manager who performed this function. Abstracted ground and tenant leases. Uploaded that data into the database and quality checked it for accuracy, making edits as necessary. I was the only asset manager to perform this function. These tasks were eventually split among mulitple departments, including accounts payable, leasing, and mergers and acquisitions. I was the only asset manager to perform these functions. Managed, trained, and evaluated other asset managers. This was the primary function of the department manager, my supervisor, but I assumed more of these responsibilities as additional asset managers were hired.
