Daily Duties at Global Tower Partners (Gtp):
Travelled nationwide to perform financial diligence and auditing of companies offering to sell communications real estate to our company. I led teams, planned our scope of work under very tight schedules, and was responsible for minimizing trip expenses while maximizing data gathered. These trips were irregularly timed, and typically limited to ten or fewer per year. My supervisor also led and planned some of these trips, and most members of our department travelled and performed financial diligence in this manner. Abstracted financial and term information from contracts in order to populate financial models of potential acquisitions. This was done frequently, though when there were fewer deals being evaluated, this task was delegated to group members lower-ranked than myself. Everyone in our group performed this function on occasion. Manipulated financial model and other data to create purchase price estimates and recommendations to senior management and other interested parties. This function was primarily mine, though other group members did this to lesser degrees on occasion. This occurred quite frequently, especially during my later years in this position. Analyzed actual performance of purchased assets and investigated variances against original projections. This function was primarily mine within the group, and this information was used to help us develop better estimates for revenue growth, lease-up rates, tax expenses, etc., which in turn helped us more accurately value potential acquisitions. Prepared ad hoc reports and presentations for the annual budget and semi-annual company conferences. These functions primarily belonged to myself and my supervisor. Ad hoc reports were done irregularly, the budget was prepared annually, and companywide conferences (and the presentations) were semi-annual. Collaborated with Ernst and Young to create pro-forma financial statements and deal books. This function was primarily mine, and was peformed with most acquisitions. I did some of this kind of work almost every week. Negotiating purchase agreements and price adjustments with potential sellers. This function primarily belonged to my supervisor, though I was (and eventually some other group members) were doing it more as the years progressed. Uploading property, expense, and revenue data into multiple databases, and analyzing the data integrity of those uploads. This was an iterative process, as we were dealing with very outdated database software. I eventually worked with our IT department to develop software that allowed us to abstract directly into the database instead of into spreadsheets first. Managing the data for many ongoing deals was a daily process shared by all of our group members. I trained new hires. While everyone in our group, including my supervisor, was typically involved in training new employees and answering their questions, this was primarily my function. I acted as contact person for other departments regarding deals that had closed. Answering questions or providing data to other groups was a daily function that we all participated in, though I was typically the person contacted, and I would either answer the question / resolve the issue or delegate the task to someone else in our group. I managed as many as six lower-level employees (temporary employees, interns, administrators, a junior analyst, and other analysts) on a regular basis, sometimes exclusively for weeks at a time as my supervisor was travelling or otherwise unavailable. I interviewed potential hires, made hiring recommendations, and performed employee evaluations. These functions primarily belonged to my supervisor, but I performed them with increasing frequency in my last few years in the position. I project managed outside vendors performing work for us for each acquisition. This included things like title work, environmental reports, radio frequency studies, structural analyses, ground surveys, and site inspections.
