Daily Duties at Las Campanas Limited Partnership.:

I was hired to provide on going Development assistance to the Vice President of Engineering and Construction in this very exclusive community. I was specifically charged with managing the daily development of the project reporting directly to the Vice President. Budgets and contracts were negotiated by our team and approved for construction by upper management. I worked directly with engineers, surveyors, contractors and sub contractors on a daily basis. I advised the VP on cost saving areas and ways to expedite construction. As a result I was able to keep the development of the project within budget and on schedule. My duties included negotiating contracts, working with the utility companies on design and scheduling, inspecting all work by contractors, scheduling phases of the construction, coordinating contractors meeting and communicating with governmental agencies, securing inspections and approvals of work performed. Working with the Club facilities and the Homeowners association to coordinate construction in such a manner so as to inconvenience the members as little as possible. On many occasions I was asked to meet with and resolve concerns members had with the construction. I set up and chaired the Village Builders program working with the Architectural Review committee to insure that builders that were working directly for the developer adhered to all of the guidelines of this very exclusive community. I performed on going inspections of these homes for compliance with the design review process and wrote letters to the contractors when violations were found. All information was communicated to the VP and we formulated a procedure to have the issues corrected. I was responsible to see that changes and corrections were made as requested. I reviewed all development plans and was the liaison between the vice President and the contractors. I approved all invoices for work completed and insured that the work was completed per plans and specifications. I helped evaluate change orders and worked with soils labs and contractors to circumvent problems in the field. I was responsible for reviewing plans prior to bidding to evaluate if there were going to be problems before we started spending money and ran into change orders. This resulted in having the plans as trouble free as we could make them. Sales and Development decisions were a constant source of change orders. It was my responsibility to evaluate the changes and incorporate them into the construction process as efficiently as possible. I was the one in the field all of the time so it was largely my responsibility to help the Vice President incorporate the changes and advise him as to the best way to incorporate the additional work into the project in such away that it minimized time and money extensions. There were times when the contractors would fall behind schedule I would work with them to try and identify ways they could alter their work to get back on schedule while still maintaining the high standard of quality and safety that was expected.
