Daily Duties at Dtdevelopment Co. Inc.:

Provided management services to a varied clientele. Clients have included Individuals, Development companies, Engineering companies, Home Builders and Governmental entities. Personally been involved in providing the following services to my clients. Full management of all phases of residential and commercial subdivision development taking the raw land and working with the Designers, Planners, Engineers, Survey company, owners, contractors, utility companies and local government agencies and inspectors to construct the required infrastructure necessary to create finished lots and finally upon completion scheduling final inspections and insuring all final punch list items were completed in a timely manor securing final letters of acceptance from the regulatory agencies. Focus has always been to provide the highest quality subdivision possible given the constraints of design and budget. Having a realistic budget and doing everything possible to provide a finished product at or below the budget has always been the objective. Specific duties included plan review, contract negotiation, preparing estimates, contract management, review of changes, approval of invoices for payment, plan review and consultations with the design team to insure budgets were being met. I monitored and oversaw the construction and installation of roads, drainage structures, all wet and dry utilities, and final lot grading and finally landscaping. Many subdivisions required special community entrances and items such as entry gates and guardhouses, Spas, Clubhouses, and golf courses. These were also supervised as part of the development of projects. All phases of development were communicated with the owners of the property or those I personally had responsibility to on a daily basis. Reports on progress were generated and progress meeting were held regularly so all parties involved were aware of a projects progress and difficulties if any. Problems were discussed at these meetings and solutions identified so appropriate corrective actions could be taken. I provided field inspection services for consulting Engineering companies consisting of daily on site inspection of infrastructure improvements to residential subdivisions for compliance with plans, specifications, and local governmental requirements reporting my findings directly to the responsible engineer and coordinating field changes with the owner, contractor, and engineer.
