Daily Duties at Shorenstein Realty Services:

Provide leadership and direction to all departments involved in the maintenance and operation of the property including engineering, construction, leasing, and garage; Prepare annual operating budget (revenue and expense projections, five-year capital plan); Manage, report, and explain monthly property financial performance; manage aged receivables and initiate collection efforts, Review lease documents, create lease abstracts; monitor Letter of Credits, critial date files; Extensive interaction with brokers, lead prospective tenant tours and ensuring tenant retention; Manage tenant relationships; plan special events, coordinate life safety training; Conduct regularly scheduled property inspections; Initiate contact with the new tenant representatives to coordinate the move-in process and to provide an introduction and orientation to the management staff and building, and review the building rules and regulations; Manage and bid service agreements and compliance with service agreement specifications janitorial service, security service, garage management, and elevator maintenance. Manage design and construction activity (contracting with Architects and or General Contractors); Monitor construction progress and manage overall tenant improvement and capital improvement projects and budgets; Provide competitive property operating expense and tax expense information; Review and approve annual reconciliation of operating and real estate tax expenses,
