Daily Duties at Radius Group:

Manage nd mentor Residential Property Manager and Tenant Administrator; Prepare annual operating budget (includes revenue and expense projections and five-year capital plan); Manage, report, and explain monthly property financial performance (monthly and year-to-date budget variances); Conduct prospective tenant tours and ensuring tenant retention; Manage tenant relationships to ensure requested special services are completed in a timely manner and conduct regularly scheduled inspections of tenant spaces; Initiate contact with the new tenant representatives to coordinate the move-in process; conduct an introduction and orientation to the management staff and building, eview list of available services and to explain the building rules and regulations; Manage and bid service agreements and compliance with service agreement specifications for janitorial service, garage management; Provide competitive property operating expense and tax expense information and explain variances between competitive benchmark expenses as compared to property expenses; Review and approve annual reconciliation of operating and real estate tax expenses, annual estimated operating and real estate tax expenses, annual calculation of CPI increases, expense gross-ups, and tenant expense pools.
